Rental Yield

Rental yield is a financial metric that measures the annual income generated by a property as a percentage of its total purchase price or current market value. It serves as a primary indicator of a real estate investment's profitability, allowing investors to assess cash flow performance independent of capital appreciation.

Rental yield is essential for investors evaluating the efficiency of capital allocation across different asset classes or geographic locations. By normalizing income against property value, it provides a standardized benchmark to compare the performance of residential units against commercial spaces or alternative financial instruments. In volatile markets, focusing on yield helps investors prioritize properties with strong, consistent cash flow over those reliant solely on speculative price growth, ensuring a more stable return profile throughout the investment lifecycle.

To calculate gross rental yield, divide the total annual rent by the property's purchase price and multiply by 100. Practitioners often distinguish this from net rental yield, which subtracts operating expenses—such as maintenance, property taxes, insurance, and management fees—from the annual income before dividing by the total cost. Investors should monitor these figures closely, as rising property values without corresponding rent increases can compress yields, signaling a potential shift in the asset's long-term income-generating capacity.
