RERA

RERA is the Real Estate (Regulation and Development) Act, a legislative framework enacted in India to regulate the real estate sector. It mandates the registration of residential and commercial projects with state-level regulatory authorities, establishes standardized disclosure requirements for developers, and provides a legal mechanism for resolving disputes between homebuyers and builders.

The Act was introduced to address systemic issues of project delays, financial mismanagement, and lack of transparency that historically plagued the Indian real estate market. By requiring developers to maintain separate escrow accounts for project funds and provide detailed project specifications, RERA shifts the balance of power toward the consumer. It serves as a critical oversight mechanism, ensuring that developers adhere to promised timelines and quality standards, thereby fostering institutional accountability and reducing the inherent risks associated with off-plan property investments.

In practice, stakeholders must verify a project's unique registration number on the official state RERA portal before entering into any agreement. This portal provides access to approved building plans, construction schedules, and the developer's financial track record. Buyers should ensure that all marketing materials align with the registered project details, as deviations constitute a violation of the Act. Furthermore, the legislation empowers buyers to seek compensation for delays or structural defects, making the formal registration status a mandatory prerequisite for any secure real estate transaction.
